A Done-With-You Marketing System for Home Builders

© 2026 Velocity23. Confidential.

The Problem

The Real Challenges Facing Home Builders Today

Most builders are stuck in a reactive marketing cycle. Nothing compounds. Nothing builds on itself. Every quarter feels like starting over.

  • Market heats up. Show home traffic carries the load, and marketing goes on autopilot.
  • Market cools down. Pipeline thins out, and marketing is the first budget to get cut.
  • Competitor launches a promotion. Instead of staying the course, everyone matches it and margins shrink.
  • Traffic drops. Money gets thrown at paid ads that stop working the moment the budget does.
  • New community launches with no pipeline behind it. Six months of nurturing that should exist, doesn't.
  • Nothing's working, so the website gets blamed. $50K later, the same problems are still there.
  • Agencies, platforms, and tools get swapped out. Every switch resets the clock and nothing ever compounds.
  • AI promises to fix everything. Builders either freeze or jump from tool to tool, and nothing gets implemented.
Reactive Marketing Cycle

"You're not building anything. You're just reacting. And that's why it feels like you're always starting from zero."

The Problem

The Larger Market Formula

The entire audience of home buyers in any market falls into four key categories. Most builders focus 100% of their marketing on just one of them.

The Larger Market Formula

3% Buying Now: Actively shopping, visiting showhomes, talking to sales reps. Every builder and their competitors are fighting over this group.

17% Information Gathering: Aware they have a housing problem, actively researching. Five times larger than the "buying now" group, yet most builders ignore them.

20% Problem Aware: Know they have a housing problem but haven't started looking for a solution. Six times larger than the "buying now" group.

60% Not Yet Problem Aware: Feel the discomfort of their current housing situation but haven't connected the dots yet. This group will eventually buy.

"If your marketing only targets the 3% who are ready to buy today, you're leaving 97% of your future customers to your competitors."

The Problem

How Home Buyers Actually Buy Today

The buying process has fundamentally changed. Buyers are more informed, more skeptical, and more self-directed than ever before.

100%
of buyers use the internet during their search
66%
have already used AI to research homes
7
total homes viewed by the typical buyer
(down from 12+)

Traditionally, the way we sold homes was straightforward. Marketing’s job was to grab attention, generate awareness, and draw prospects in. As soon as someone raised their hand, marketing handed them off to sales. From there, sales would walk the prospect through the consideration stage in a consultative way, answering questions, addressing concerns, and guiding the decision toward a contract.

The Traditional Buyer’s Journey

But that model doesn’t describe today’s buyer. The modern buyer doesn’t want to talk to sales until they’re ready. They want to self-serve. They want to find answers to their questions on their own, do their own research, at their own pace, on their own time, and without a salesperson hovering over the process.

That changes marketing’s job entirely. It’s no longer just about grabbing attention and handing off a lead. Now marketing has to attract the prospect and provide all the answers to the questions they would have traditionally gotten from a salesperson. The content has to be helpful, easy to find, and available whenever the buyer is ready to consume it. The next step, talking to sales, only happens when the prospect decides they’re ready. Not when the salesperson decides for them.

The Modern Buyer’s Journey

And because the prospect is setting the pace instead of the salesperson, the buyer’s journey for the modern buyer is significantly longer. Three to eighteen months is typical. That’s a lot of time for a prospect to go cold if nobody is keeping the conversation going.

The Problem

Why Many Tactics Fail

Tactics don't compound. A Facebook ad campaign ends and the leads stop. A blog post gets published but not promoted. Nothing connects to anything else.

Crowded Markets

One-off campaigns create temporary visibility. Your competitors with bigger budgets can always outspend you. Without a system that builds authority over time, you're renting attention instead of owning it.

Long Sales Cycles

Buyers take 3 to 18 months to make a decision. A single campaign only reaches them at one moment. If you're not nurturing them through the entire journey, someone else will be.

Failed Lead Nurturing

Most builders collect leads and then forget about them. No follow-up system, no relevant content, no reason to stay engaged. Those leads don't disappear. They buy from whoever stays in touch.

Missed Opportunities

Sales teams focus on the buyers who are ready right now. The 80% who aren't ready yet get ignored, and by the time they are ready, they've already moved on to a competitor who kept showing up.

Declining Show Home Traffic

Walk-in traffic has been dropping for years. Builders who depend on it are watching their primary lead source shrink while doing nothing to replace it with a digital pipeline that works around the clock.

No Compounding Effect

Every campaign starts from zero. The blog post doesn't feed the email. The email doesn't feed the CRM. Nothing connects, nothing compounds, and results reset every quarter.

Disconnected Tactics vs. Connected System

"You don't have a marketing problem. You have a systems problem. And that's exactly what the Growth Engine Framework™ solves."

The Solution

The Growth Flywheel

A systematic approach built on three core strategies aligned to the buyer's journey. Not a collection of tactics. An automated system that runs 24/7, 365.

The Growth Engine Framework™ is built around three core strategies, each aligned to a specific stage of the buyer’s journey. Together, they create a self-reinforcing cycle that gets stronger over time.

The Modern Buyer’s Journey
Awareness

Attract

Draw strangers and prospects into your circle of influence through content, social media, SEO, AI, and targeted advertising.

Consideration

Engage

Deliver the information they need to answer their questions. Nurture them automatically through the journey.

Decision

Delight

Create an exceptional buying experience that turns buyers into promoters who refer others and fuel the next revolution.

The more prospects you attract into your business, engage with the right information at the right time, convert into customers, and delight through an exceptional buying experience, the faster your flywheel spins. And the faster it spins, the harder it is to stop. That momentum is how builders achieve consistent, compounding growth.

Growth Flywheel

"The Growth Engine Framework™ isn't a collection of marketing tactics. It's an automated system that runs 24/7, 365, and isn't affected by changing market conditions."

The Solution

A Marketing System. Not More Tactics.

Marketing is a system. It always has been. The tools evolve. The framework is evergreen.

The Growth Engine Framework™ is a marketing system built on systems theory. Every tactic, every piece of content, every automation works together in a systematic way. When they operate in harmony, they deliver consistent, reliable results. Think of a car engine: a lot of parts that do nothing on their own, but when assembled correctly, they produce output you can count on.

AI-Powered Growth Engine™ System Overview

We've been building and refining this framework for over 15 years. The introduction of AI, advanced analytics, and new optimization techniques doesn't change the framework. It supercharges it. The framework is the constant. The tools are the variables.

When you have a reliable marketing system running, the variables that keep builders up at night, market shifts, seasonal slowdowns, competitive pressure, lose their power. Your pipeline stays full and your prospects stay nurtured regardless of what's happening around you.

"The framework hasn’t changed in 15 years because it doesn’t need to. Marketing is a system. The tools evolve. The framework is evergreen."

The Solution

How the Buyer's Journey Has Changed

The Growth Engine Framework™ was originally built on primary research. Focus groups with real buyers, mapping exactly how they moved from "I think I need a new home" to signing a purchase agreement.

What we found was a linear path. Buyers moved through three distinct stages: Awareness, Consideration, and Decision. Each stage had clear triggers that moved them forward. We mapped the questions they asked at every step, built content around those questions, and automated the nurture sequence to guide them through.

Original Home Buyer's Journey Map

It worked. The Sterling Homes results and the $3.4B+ in client home sales were built on this model.

But the journey doesn't look like this anymore.

Recent research, including data from NAR, NAHB, Zillow, Google, and our own deep research project, shows the buyer's journey has fundamentally changed. The linear model no longer describes how buyers actually behave.

43%
of buyers start their search online as their very first step. Not at a model home. Not with a Realtor.
66%
have already used AI to research homes, builders, and communities before talking to a human
258%
increase in real estate keywords triggering Google AI Overviews (Jan-Mar 2025). Largest jump of any industry.

Buyers don't move through stages anymore. They bounce. A buyer discovers a builder on Instagram, researches reviews on Google, asks ChatGPT about rate buydowns, visits a model home, goes home and searches "is it cheaper to build or buy a house," then starts the cycle again with a competing builder. Financial questions that used to come up in the Consideration stage now dominate the very first moment a buyer starts thinking about a new home.

The New Buyer Journey — buyers bounce between decision clusters instead of moving linearly

"The journey we mapped 15 years ago drove billions in home sales. But the buyer has changed. So we went back and remapped the entire journey from scratch."

The Solution

The New Home Buyer's Journey

We've remapped the home buyer's journey based on current research, search data, and AI behavior patterns. 33 key questions across 11 decision clusters in 3 stages. Buyers don't move through these sequentially. They bounce between clusters based on what's driving their decision at any given moment.

AWARENESS Life Trigger & Housing Decision

"Is it time to move?""Should we renovate or move?""Should we build new or buy existing?""Production home vs. custom home?"

AWARENESS Cost & Affordability

"How much does it cost to build?""How much home can I afford?""Hidden costs when buying a new home?""Is now a good time to buy?"

AWARENESS Financial Literacy

"What credit score do I need?""What about down payments?""Mortgages for new construction?""What is a rate buydown?"

CONSIDERATION Location & Community

"What area should we live in?""Which communities have good schools?""Amenities and lifestyle: what's nearby?""Commute times from our community?"

CONSIDERATION Home Type & Floor Plan

"What type of home should we consider?""How to choose the right floor plan?""Must-have vs. nice-to-have features?"

CONSIDERATION Modern Living Features

"How important are energy-efficient features?""Smart home technology: what to consider?""Setting up a productive home office?"

CONSIDERATION The Building Process

"How long does it take to build?""Quick possession: is it right for you?""What to expect during the building process?"

CONSIDERATION Builder Research

"How to research and evaluate builders?""New home warranty and inspections?"

DECISION Builder Comparison & Selection

"How to create a short list of builders?""How to compare your short-listed builders?""What are people saying about these builders?"

DECISION Incentives, Negotiation & Contract

"Builder incentives and promotions?""What to know before signing a contract?""Is a new home a good long-term investment?"

DECISION Final Decision

"Am I ready? Complete decision and planning guide"

"We don't guess at what content to create. We've mapped the exact questions buyers need answered and the micro-decisions they're making at every step."

The Solution

Proven Results: Compounding Growth

Each Growth Engine™ is built for one buyer persona. When the first engine is running, you build a second one for a new buyer persona. Then a third. Each one compounds on the others.

Sterling Homes started with first-time buyers, then stacked engines for move-up buyers, downsizers, investors, and new immigrants to Canada. Five to six Growth Engine™s running simultaneously over three years:

A dedicated AI assistant for your sales team and OSCs. Follow-up templates, objection handling, pipeline management support, and CRM optimization.

🔄 More Assistants IN DEVELOPMENT

As we develop and test new AI capabilities and build new assistants and skills, we roll updates into your Engine Room™ automatically.

What Access Do We Get?

The Engine Room runs on Anthropic's Claude.ai platform. You'll need a Claude Teams subscription, which comes with 5 standard seats for your team. That's for whoever will use the assistants: marketing coordinator, marketing director, OSC, salespeople, whoever you want in the Engine Room. Each person who actively uses it needs their own seat.

Need more than 5? Additional standard seats can be added through your Claude Teams subscription at any time. The 5-seat plan covers most builder marketing teams. If you want your full sales team in the Engine Room as well, you'd add seats to match.

1 Premium Seat (Velocity23): You'll need to add one premium seat that's to be used by our team. It's how we maintain and update your Engine Room, roll out new assistants and skills, and keep everything current. You don't use this seat.

"The development alone would cost tens of thousands to replicate yourself. And it would take months to set up. We build it for you as part of the program."

The AI-Powered Growth Engine™

Monthly Deliverables: Content Briefs & The AI Assistant

This is where the magic happens. Our expert briefs plug directly into your Engine Room™ like a USB plugs into a computer.

Content Mapping: Your Roadmap For The Buyer Journey

We take the 33 buyer questions across 11 decision clusters and turn them into a prioritized content plan driven by local search data.

How We Map Your Content

Map each buyer question to specific content types (blog posts, guides, landing pages, lead magnets)
Research local search volume and intent for each keyword cluster in your specific markets
Analyze competitive content gaps: what your competitors rank for that you don't
Prioritize the build order based on where the highest local search volume meets the lowest competition (greatest opportunities)
Structure the nurture sequence to match how buyers actually move between clusters

The result: A data-driven content calendar that tells you exactly what to publish and when. No guessing. No "let's write about whatever feels right this month." Every piece of content is mapped to a buyer question, backed by local search data, and placed in the sequence where it will have the most impact. We lay out a full 12-month plan, but the strategy is fluid. Each month's recommendations are based on the most recent data analysis we run for you. When new opportunities surface through our ongoing data mining and competitive monitoring, we adjust the order to make sure you're always publishing the content with the greatest impact potential right now.

"The journey research tells us what buyers are asking. The local search data tells us where the opportunity is. The content map connects the two."

The AI-Powered Growth Engine™

Smart Lead Nurturing 2.0: "Choose Your Own Adventure"

The all-new Growth Engine™ Lead Nurturing system lets every buyer choose their own path through the nurture sequence. They tell you what they care about. You deliver exactly that.

Most home builders are using a standard drip series for email follow-up. They deliver the same content, in the same order, at the same pace, to every single prospect and hope they don't unsubscribe.

Same content. Same order. Same pace. Same for everyone. Hope they don't unsubscribe.

The Original Growth Engine™ Smart Lead Nurturing System was already a massive improvement over traditional builder email nurturing. It was intuitive, delivering content based on each home buyer's individual website activity and behaviors. It watched what buyers did and assumed what piece of content would be most useful to them next. That's significantly better than a standard drip campaign, but it was still assumptive. It lacked confirmation. The system was making smart guesses, but they were still guesses.

Growth Engine™ Smart Lead Nurturing 2.0 removes the guesswork entirely. Instead of assuming what buyers want, we ask them directly. At the end of each lead nurturing campaign buyers are asked "What do you want to learn about next?" and choose their own path. Every click is explicit intent data, not an assumption. Buyers who actively choose what to receive are more engaged, stay in the funnel longer, and give you cleaner data about exactly where they are in their decision process. If a buyer doesn't make a selection, the system defaults to the most logical next topic cluster, so no one falls through the cracks.

It Keeps Growing

Each topic cluster runs its own lead nurturing campaign. At the end of every campaign, the buyer chooses what to learn about next. One cluster becomes three options. Three become nine. Nine become twenty-seven. The paths are essentially unlimited, and every buyer's journey is completely unique to them, shaped by what they want to know and what questions they're trying to answer.

When a buyer circles back to a topic cluster they've already visited, they don't get the same content again. We build variations of each campaign that approach the same topics from different angles, going a little deeper each time. The content always stays fresh, and the nurturing never runs out.

"Every buyer gets a different journey based on what they actually care about, what they're looking for, and the questions they have. The more they engage, the more the system learns about them."

The Cohort Model

We accept 5 builders per cohort. No more. Everyone starts together and progresses through implementation together.

How it works: Everyone starts on the same day with a group kickoff call. You progress through the implementation together. You share the community, office hours, and journey with builders at the same stage.

Non-Competitive Cohorts

You'll never be placed in a cohort with a builder you directly compete with. Every builder in your cohort operates in a different market. This means open conversation, shared learnings, and zero concern about giving away competitive advantages.

Market Exclusivity

Your program includes exclusivity for one primary market area. If a builder in your market applies to any cohort, you get first right of refusal. You decide whether they're a direct competitor or not. We won't accept them without your approval. Builders operating in multiple markets can add exclusivity for additional market areas at an additional cost. Details on the FAQ page.

The Benefits of Group Learning

  • Shared accountability. When you're building alongside other builders who are doing the same work, you stay committed. Nobody wants to be the one who fell behind.
  • Cross-market learning. A builder in Denver might be solving the same problem you're facing in Charlotte. Different markets, same challenges, shared solutions.
  • Peer pressure that works for you. When you see another builder's content performance improving, it motivates you to keep publishing. Healthy competition drives results.
  • Multiplied perspectives in office hours. Five builders asking questions is more valuable than one. You benefit from every question asked, even the ones you didn't think to ask.
  • Relationships that extend beyond the program. Builders in past cohorts have become genuine peers, referring business to each other, sharing vendor recommendations, and supporting each other through market shifts.

"You're not doing this alone. You're building alongside non-competing builders who push each other to get results."

How we review it with you: Every month, you meet with a strategist who walks through your report and highlights the key takeaways, new opportunities, and anything that needs attention. We don't just hand you a dashboard and wish you luck. We explain what the data means in plain language, answer your questions, and make sure you walk away understanding exactly what's working, what's changed, and what we're doing about it.

"Every metric, every trend, every opportunity, documented and reviewed together every month."

"Everything we build, you own. We're not holding anything hostage. You stay because the program is working, not because you're locked in."

The Referral Program

Refer a builder who joins any cohort. You BOTH get $500/month off for the life of the program. Discounts stack up to a cap of 8 referrals.

1
Referral
$4,500/mo
5
Referrals
$2,500/mo
8
Referrals (Cap)
$1,000/mo

Why do we do this? Because we genuinely want to reward you for helping us grow our business. When you refer a builder, everybody wins. You save money on a program you’re already getting value from. The builder you refer gets help, assistance, and a discount. And we grow our community of builders who push each other to get results. It’s free marketing for us, so why wouldn’t we make it worth your while to keep doing it?

  • Group accountability drives results. Builders who implement alongside peers are more consistent. When your cohort is publishing and seeing results, you don't want to be the one who fell behind.
  • Cross-market intelligence. A builder in Phoenix solving a lead nurturing problem might have the exact insight a builder in Raleigh needs. Non-competing builders share freely because there's zero downside.
  • Multiplied learning in every office hour. Five builders asking questions means you learn five times as much. Every answer benefits everyone in the room.
  • Stronger commitment. People who do things with other people stick with it longer. Cohort builders have significantly higher engagement than solo participants.
  • A rising tide lifts all boats. As more builders join and share results, the community gets smarter, the case studies get stronger, and the program gets more valuable for everyone in it.

"Find a builder friend. You both save $500/month. Stack up to 8 referrals and you're at $1,000/month for everything."

Our Performance Guarantee

We're so confident in this program that we put our money where our mouth is.

The Guarantee

If you do the work, follow the strategy, and at the end of 12 months you haven't hit the conservative growth target we set together at the start of the program, we will pause your monthly fee and keep working with you at no cost until you do.

How it works: During implementation, we run an ROI analysis using your specific business metrics (annual sales, average home price, profit margin). We agree on a conservative growth target based on the same benchmarks behind the Sterling Homes results. You sign a Conditional Performance Guarantee agreement documenting the target and the conditions. At 12 months, we review. If you've met the conditions and haven't hit the target, your billing pauses until you do.

The Conditions ("Doing the Work" Means)

  • Publish all content briefs within 30 days of delivery
  • Follow the content strategy as prescribed
  • Maintain HubSpot workflows and automation
  • Attend monthly strategy meetings
  • Maintain the minimum recommended ad spend ($2,500/month)
  • Use the tools and training provided
  • Maintain all required technology subscriptions

This guarantee is documented and signed via DocuSign. We don't offer this lightly. We offer it because 15+ years of results tell us this system works if it's executed properly.

"We don't ask you to take our word for it. We put our revenue on the line alongside yours."

The Investment

Why This Is a No-Brainer

Let's put this in perspective.

No Risk

Performance Guarantee

If you do the work, follow the strategy, and haven’t hit the conservative growth target we agree on at the start, we pause your monthly fee and keep working with you at no cost until you do. Documented, signed via DocuSign, and legally binding.

$9,000

What builders pay us for just a HubSpot setup

For $1,000 more than that, you get the complete HubSpot setup PLUS The Engine Room™ build, brand voice guide, buyer persona development, buyer’s journey mapping, content mapping, 12-month content strategy, technical SEO audit, benchmark report, data connections, reporting dashboards, and team training.

$5,000/mo

Less than one senior marketing hire

A senior marketing manager costs $8,000 to $10,000/month. For half that, you get a team of specialists: strategists, data analysts, SEO experts, and HubSpot engineers delivering 5 expert content briefs, ongoing HubSpot support, Growth Engine™ automation, multi-source data mining, competitive monitoring, comprehensive reporting, AI visibility tracking, and monthly strategy meetings.

No Single Person

Could do all of this

SEO strategy. Keyword research. Content briefs. HubSpot automation. AI workspace management. Reporting and analytics. Competitive monitoring. Data mining. Monthly strategy. No one person has all those skills, and no one person has enough hours in the day. This program replaces a team you’d never be able to hire.

2 Seats

Builder Collective™ Premium Membership

Two premium seats included. Each member gets two one-hour live coaching sessions per week, access to all courses, training, premium content, tool reviews, AI hacks, and cutting-edge tactics and strategy from our team.

Referral Program

Get this down to $1,000/month

Refer builders who join a cohort and you both save $500/month for the life of the program. Cap is 8 referrals, which drops your fee to $1,000/month. Genuine win-win: you save money, your referrals get a discount, and the community gets stronger.

"For less than the cost of one employee, you get a complete marketing system with a team of experts and AI tools behind it. And everything we build, you own."

Common Questions

"We don’t have time to write content."

That’s exactly why we built this program around AI. Your team member takes our brief, drops it into the Engine Room™ Content Assistant, triggers a skill, answers a few questions, and has a publish-ready blog post in under 10 minutes. This isn’t adding hours to someone’s week. It’s replacing hours of work with minutes. With how important content has become for online visibility and business growth, you can’t afford to wait weeks for someone else to produce it or settle for something subpar.

"Who on our team should be doing this?"

Two seats are included. Ideally your marketing director or manager (strategy oversight) and a marketing coordinator (content execution). Your leadership team can join monthly strategy meetings without needing their own seats.

"Do we need HubSpot? What subscriptions do we need?"

Yes, HubSpot is required. It’s the brain and the central platform for the entire program. Everything runs through it: your CRM, lead nurturing, automation, reporting, and email marketing. You’ll need HubSpot Marketing Hub Professional and Sales Hub Enterprise (2 seats), plus the $250 template migration. If you’re not on HubSpot yet, let us know and we’ll get your subscription lined up. As a long-standing HubSpot partner, we can often help you secure discounts on your subscription.

"How is this different from hiring a marketing agency?"

Agencies are vendors. They bill you monthly for time or tactics, and if you leave, you start over. The AI-Powered Growth Engine™ is a partnership. We act as an extension of your team and everything we build is yours: the content, the lead nurturing automation, the Engine Room™, and access to all HubSpot and Engine Room™ training. With Velocity23, you’re building an asset, not renting a service.

"What if the market changes?"

That’s the whole point. The market always changes, and the Growth Engine™ is designed to be resilient regardless of conditions. Sterling Homes started their program right before a local recession and produced some of the best results we’ve ever seen. You’re nurturing leads across the entire 3 to 18 month buying journey. When the market heats up, those nurtured leads convert. When it cools down, you’re still building pipeline.

"How quickly will we see results?"

With the phased content build and a minimum $2,500/month ad spend, most builders see pipeline impact within 3 to 6 months. Full Growth Engine™ maturity, where compounding really kicks in, happens around 9 to 12 months.

"Does the ad spend recommendation cover platforms like Realtor.com and Zillow?"

The minimum $2,500/month ad spend covers Meta, Google, and retargeting. We provide recommended splits and ratios for how that budget should be allocated across those channels based on your market and goals. Spending on listing platforms like Realtor.com, Zillow, or other portals would be separate from that recommended budget. Those platforms can have a place in your overall marketing mix, but they operate differently from the paid channels we optimize as part of the Growth Engine™.

"Can we build a Growth Engine™ for multiple buyer personas?"

Absolutely, and that’s where the real compounding happens. But the fastest way to recoup your investment and guarantee your success is to pick your primary target buyer and build a complete Growth Engine™ for that persona first. The framework works best when it’s complete. From our experience, builders who try to focus on more than one persona at the same time end up extending how long it takes to build out a full engine, which delays results and ROI.

"What if we need more than 5 briefs per month?"

Have other content needs or ideas beyond the monthly briefs? Additional briefs are available at $300 each via support ticket. Same quality. 48-hour turnaround.

"Can we switch to Done-For-You later?"

Yes. You can upgrade to our DFY Growth Engine Framework™ at any time.

"What forms of payment do you accept?"

US builders: We accept ACH payment or credit card for the initial payment. Monthly payments are automatically billed to a credit card each month.

Canadian builders: We accept Interac e-Transfer, bank transfer, or credit card for the initial payment. Monthly payments are automatically billed to a credit card each month.

"What if we need to cancel before 12 months?"

The program requires a 12-month minimum commitment because the Growth Engine™ needs time to compound. If circumstances change and you need to exit early, the remaining months on your commitment are still payable. We structure it this way because the results depend on consistency, and we want every builder fully committed to getting there.

"Can our team share a Claude login instead of having individual seats?"

Some assistants work fine with a shared login. The Content Assistant, Social Media Assistant, and Data & Analytics Assistant are role-based, not personal, so sharing works as long as two people aren't trying to use the same project at the same time. The Executive Assistant is different. It's personalized to one person's role, priorities, and communication style, so sharing it defeats the purpose. For most builder marketing teams with 2-3 people using Claude, the included 5-seat plan is more than enough. But if budget is a concern, sharing seats for the role-based assistants is a workable option.

"We build in more than one market. Can we get exclusivity in both?"

Your program covers one primary market area with full exclusivity. Additional market exclusivity is available at $2,500/month per market. Each additional market includes its own keyword research, competitive monitoring, local SEO tracking, market-specific content briefs, and a dedicated section in your monthly report with a separate strategy review. Because each market has its own search landscape, competitors, and content opportunities, the additional investment reflects the real work involved in covering that market properly.

"We're launching a new community. Can this program help?"

This is one of the most powerful applications of the Growth Engine™. We can research local search volume and keywords for a new area months before you break ground. Your content strategy can include community-specific content that builds visibility and collects leads before the community even opens. Your Engine Room™ assistants already know your communities, floor plans, and pricing, so they can produce community-specific content and emails as soon as you're ready to promote. The earlier you start, the more pipeline you have on opening day.

"Can the Engine Room™ connect to our construction management software or ERP?"

Yes. Claude connects to other platforms through API integrations, and the ability to build custom integrations has become significantly faster and more affordable. If you need a direct integration between your ERP, construction management software (Cova, Lasso, etc.), or other systems and HubSpot or the Engine Room™, we'll do a discovery session and put together a quote for that. It's not included in the base program, but it's very doable and our development team handles these regularly.
